Pike Elementary: New Construction Roof and Wall Panel System
Pike Elementary was a new construction project, built from the ground up, and American Roofing and Metal installed both the roof system and the exterior wall panel assembly as part of the new construction scope. Working directly off the general contractor’s prepared metal deck, the crew was responsible for a full envelope package rather than a single trade, roofing and wall panels going up together as the building came out of the ground.
On the roof, crews installed Vapor Smart SA underlayment over the deck, then mechanically attached two layers of 2.2 inch polyiso insulation directly through the metal deck. Tapered insulation was added where called for in the drawings, along with tapered saddles and crickets built in at the drains and around rooftop units to manage drainage from day one. A half inch wood fiber HD cover board was set in hot asphalt across the field of the roof, providing the substrate for a .60 mil KEE membrane, fully adhered in membrane adhesive. The perimeter was finished with premanufactured edge metal and 22 gauge coping, along with 22 gauge scuppers, collector boxes, and downspouts, all built to the project drawings.
For the wall assembly, the team installed vapor barrier to the CMU and exterior gypsum board substrates, added rock wool mineral fiber insulation, and mounted vented hat channels ahead of the finished wall panel and composite wall panel systems, along with the louvers and soffit called for in the bid scope. Wall panel work is a capability American Roofing and Metal brings on jobs like this one, not just an add on trade, and Pike Elementary is a good example of that extensive experience showing up on a new construction school project rather than being handed off to a separate contractor. From vapor barrier through the finished panel system, the same crew that built the roof also built the wall, giving the owner one accountable team for the entire envelope.
