Clark Place Condos, Modified Bitumen Roof Replacement
Project Overview
Clark Place Condos, a condominium community in Louisville, needed a roof replacement. The existing roofing and all associated flashings were torn off and removed down to the wood deck to allow for a complete rebuild of the system.
Crews attached a single layer of half inch coverboard insulation across the entire roof area. A Siplast Paradiene 20 base sheet was fully adhered in PA 311E cold adhesive, followed by a fully adhered Paradiene 30 FR cap sheet in the same cold adhesive system, with laps hot air welded for a continuous, watertight membrane. Two ply modified wall flashings were installed in cold applied flashing cement, and all vent stacks penetrating the roof received new 4 pound lead pipe flashings. Roof top penetrations and curbs were flashed to manufacturer specifications, and all vents and skylight curbs received a three coat application of Parapro liquid flashing reinforced with mesh, all supporting a full system warranty across the roof.
New 26ga stainless steel thru wall scupper flashing was fabricated and installed, along with new 16oz copper counter flashing around all curbs and new 16oz copper edge metal at all rake and gutter edges. Existing gutter joints were inspected and resealed as needed to complete the drainage system. The finished roof carries a 20 year manufacturer’s warranty covering materials and workmanship, backed by American Roofing’s own 2 year contractor’s warranty.
