C.A.R.E. Coverage: The Roof Maintenance Plan That Protects Your Biggest Investment

Your roof works every day to protect your home or business, everything inside it, and the people who depend on it. Like anything exposed to the elements, it wears down over time. Debris builds up, drains clog, and sealants break down long before the roof itself reaches the end of its life. Small issues like these are easy to miss from the ground, and they are often the cause of leaks that could have been prevented.

That is why American Roofing and Metal created C.A.R.E. Coverage by American Roofing Experts, a routine roof maintenance plan for residential and commercial properties across Louisville, Lexington, Cincinnati, and Southern Indiana.. With C.A.R.E. preventative maintenance agreement, our service team inspects, cleans, and maintains your roof on a set schedule, so you never have to remember to call.

As a fifth generation, family owned roofing company founded in 1914, we have spent more than 112 years learning what makes a roof last. Here is everything you need to know about C.A.R.E. Coverage.

What Is C.A.R.E. Coverage?

C.A.R.E. stands for Coverage by American Roofing Experts. It is a roof maintenance agreement that puts your roof on a recurring service schedule, either once a year (Annual Coverage) or twice a year (Semi Annual Coverage). At every visit, a Service Technician inspects your entire roof using our 100 point checklist, completes routine cleaning and minor repairs, and documents the condition of your roof in a written report.

C.A.R.E. members also have access to our 24 hour Emergency Leak Response Team.

Why Does Your Roof Need Routine Maintenance?

A roof is a major investment, and protecting that investment protects your property and everything inside it. Routine maintenance helps your roof system last its full expected life. Here is why it matters.

Keep Your Roof Warranty in Good Standing

Some roofing manufacturers require yearly or routine maintenance to uphold your warranty. C.A.R.E. Coverage is designed to meet those maintenance requirements, giving you a documented record of regular service. Keep in mind that a maintenance agreement is not a warranty itself. It is the upkeep that helps keep your existing warranty in good standing.

Sealants and Caulking Need Regular Attention

One of the most overlooked parts of any roof is the sealant and caulking around penetrations and flashings. Sealants are fully exposed to the weather, and depending on conditions, they may last five years or only one. Manufacturer roof warranties generally do not cover sealants, and there is usually no sign of a problem until a leak shows up inside. Resealing and recaulking during each C.A.R.E. visit stops that breakdown before it turns into water damage.

Catch Problems While They Are Still Small

Regular visits let our team spot and fix minor issues before they become major problems. Repairs can be handled during the dry season instead of in the middle of a storm, and our technicians can give you a clear picture of what may be coming as your roof ages.

Plan Ahead and Budget With Confidence

Your C.A.R.E. Inspection Report includes current condition, preventative maintenance recommendations, and a life expectancy estimate for your roof. For property owners and facility managers, that makes it much easier to plan and budget for future roofing needs instead of being caught off guard.

Maintenance and Minor Repairs

During each scheduled visit, our team will:

  • Inspect and clean out all gutters
  • Inspect and clean out all drains
  • Inspect and clean out all scuppers
  • Clean debris off the roof
  • Repair missing or damaged slate, tiles, or shingles (up to five per visit)

Your Roof C.A.R.E. Inspection Report

After each visit, you receive a Roof C.A.R.E. Inspection Report covering the current condition of your roof, preventative maintenance recommendations, and life expectancy. We review the report with you, along with all work performed and any areas of concern.

Annual or Twice a Year: Which C.A.R.E. Plan Is Right for You?

C.A.R.E. Coverage is available as an annual plan with one visit per year or a semi annual plan with two visits per year. Annual coverage works well for many properties, but we recommend twice a year service in these situations.

Commercial Properties

  • Lots of surrounding trees. Leaves and branches clog drains, downspouts, and gutters. A fall and spring cleaning helps prevent water intrusion from blocked roof drainage.
  • Restaurants and buildings with grease or exhaust fans. Rooftop exhaust leaves residue and buildup that can deteriorate a roof membrane. Cleaning it off twice a year is much better than once.
  • Roofs 10 years or older. At 10 years, you may be halfway through a 20 year warranty or two thirds through a 15 year warranty. That final stretch is when components are most likely to fail or come loose, and twice a year visits help catch problems early.

Residential Homes

For most homeowners, we recommend twice a year service. Most homes have trees nearby, and leaves and branches collect in gutters and roof valleys. When snow falls on top of that debris, it can create dams that lead to leaks at the gutter line or in the valleys. Keeping the roof clean is the single biggest step a homeowner can take, and the last few winters of snow and ice in our region have shown just how much it matters.

Residential visits also include sealing and caulking around pipes, flashings, and chimneys, making sure shingles are laying flat and secure, and checking for any warped wood. Think of it as a regular checkup for your roof.

When Is the Best Time for Roof Maintenance?

We recommend scheduling your visit at the end of fall or the beginning of winter. By then the leaves have fallen, and our team can clear everything out before snow and ice arrive. If you choose twice a year coverage, a spring visit clears out leftover leaves and debris from the winter months.

How C.A.R.E. Scheduling Works

C.A.R.E. is designed for peace of mind. Once your agreement is in place, maintenance happens automatically.

  • Pick your window.
    • When you sign up, we recommend a time frame and agree on a date or service window that works for you. It goes straight into our scheduling system.
  • We reach out first.
    • As your service window approaches, our service coordinator calls to schedule your visit.
  • Day before confirmation.
    • We confirm your appointment the day before.
  • No need to be home.
    • You do not need to be there during the visit. Our crew will call when they are on the way and again when they finish.
  • Automatic rotation.
    • After your visit, you go back into the rotation, and we will reach out again in six months or a year, depending on your plan.

Your agreement renews automatically unless you request otherwise in writing.

How C.A.R.E. Billing Works

Billing is simple. You pay a set price per visit, whether you choose annual or twice a year coverage. You are invoiced after the service is performed, typically within 24 to 48 hours of your visit.

Fully Insured Crews You Can Trust

Every C.A.R.E. visit is performed by crews of more than one person for safety and efficiency. All of our personnel are fully insured with workers’ compensation and liability, including vehicle insurance and disability coverage.

What does C.A.R.E. stand for?

C.A.R.E. stands for Coverage by American Roofing Experts. It is the roof maintenance plan from American Roofing and Metal for homes and commercial buildings.

What is included in a C.A.R.E. roof maintenance visit?

Each visit includes a 100 point roof inspection, gutter, drain, and scupper cleaning, roof debris removal, sealant and caulking repair, minor repairs at seams, penetrations, and terminations, replacement of up to five damaged shingles, tiles, or slates, photo documentation, and a Roof C.A.R.E. Inspection Report.

Should I choose annual or twice a year roof maintenance?

Twice a year service is recommended for most homes, properties with many trees, restaurants or buildings with rooftop grease or exhaust fans, and roofs that are 10 years or older. Annual service works well for many other properties.

When is the best time of year for roof maintenance?

The end of fall or beginning of winter is best, after leaves have fallen and before snow and ice arrive. A spring visit clears out leftover debris from winter.

Do I need to be home for my roof maintenance visit?

No. Our team confirms your appointment the day before and calls when the crew is on the way and again when the work is finished.

Does roof maintenance help my roof warranty?

Some manufacturers require routine maintenance to uphold a roof warranty. C.A.R.E. Coverage is designed to meet those maintenance requirements, though the agreement itself is not a roof warranty.

How does billing work for a C.A.R.E. Agreement?

You pay a set price per visit for either annual or twice a year coverage, and you are invoiced after the service is completed, typically within 24 to 48 hours.
